The TCPA is running a masterplanning workshop and site visit to Dunsfold Park, a large brownfield sites in Surrey that comprises of a 516 acre airfield, 65 acres of commercial space and 30 acres of land allocated for a solar farm and an anaerobic digestion plant – a total of nearly 612 acres. Formerly a WWII Canadian airfield, and subsequently used by British Aerospace to develop Hunter, Harrier and Hawk aircraft, Dunsfold Park is currently the site for the production of the BBC's 'Top Gear'.


Masterplanning workshop

One of the most important place-making tools available to councils and delivery partners is the masterplan. It provides the spatial framework for development, setting out the vision and establishing a structure for investment and delivery over many years – a new community is a ‘vast tapestry’ that evolves over time; it is not built in one go. Experience shows that a strong vision of high quality and sustainability, within a framework capable of adapting as the community develops, is essential in delivering places that will stand the test of time and positively influence behaviour and promote healthy lifestyles. A strong masterplan is the result of an inclusive and imaginative process that involves many stakeholders – a process that can be both exciting and challenging.


The masterplanning workshop and site visit will explore the proposed approach at Dunsfold Park to:

  • The economy – including job creation
  • Homes – including delivering affordable homes
  • Design and infrastructure – including schools and health provision, green spaces and community centres
  • Environment and ecology – including approach to biodiversity gain
  • Travel and transport – including minimising the need to travel, cycling and buses
